Real Estate Representation: What Does it Really Mean for You?When you choose a real estate professional to help you sell your home, you are choosing a professional that can make the difference in selling your home quickly or watching it sit on the market month after month. Choosing the right real estate professional for you means adding a member to your team that you can trust and that has the experience and skills you need to meet your needs to sell your home. This means you need to interview your real estate professionals as you would an employee you were hiring for your business or company.

Experience and Designations

A novice real estate agent may be hungry enough to sell your home just as fast as someone who has 20 years of experience. One of the first questions you should ask is how much experience the agent has. You should also ask how many houses they have sold in the past six months to a year and how long each of the houses was on the market.

Even if you are working with a less experienced real estate agent, this doesn’t necessarily mean it’s a negative. Find out whether the real estate agent, novice or expert, holds any designations.

Some of the designations you should ask about include:

  • Certified Residential Specialist® (CRS)
  • Graduate REALTOR Institute® (GRI)

Marketing Plan

You should also have an in-depth discussion with the agent on what type of plan they have for marketing your home. You want to work with an agent that puts forth more effort than simply shoving a for sale sign in your front yard and adding the home listing the multiple listing system (MLS). Innovative marketing techniques may just be the way to make your house stand out from the crowd and sell it faster than the rest of the sellers. Talk about the plan upfront and then have the agent provide you a progress report on the marketing efforts on a weekly basis.

Ask for References

As you would with any major purchase and decision, you should ask for and check for references. Talk with some home sellers that the agent is working with now and has recently represented. Inquire as to:

  • How the agent worked with them
  • Kept them informed of marketing efforts and home viewers
  • How aggressive the agent was in showing and promoting the home
  • How long it took to sell the home

Choosing the right real estate agent can be the difference in selling your home fast or slow. Personality and how well you get along with the agent plays a large role in picking the right agent for you, but in addition, you also need to check out their professional credentials to choose the most efficient and effective agent for your selling needs.
